Home Inspection 101 For Buyers
The home inspection is not a step home buyers should skip. Waiving the ability to inspect the house before buying could cost a buyer thousands of dollars later on. Think of a home inspection like a doctor’s checkup, where you cover any major systems and diagnose problems. You can do a self performed home inspection and then decide if you need to hire a professional inspector in order to cover all your bases.
Before heading out the door for the home inspection be sure to bring the following items:
- 1. Notepad. Bring a notepad to jot down any questions or observations as they arise.
- 2. Phone. Take pictures of anything you may want to make a record of.
- 3. Phone charger. Sure, you don’t want your phone to run out of battery, but more importantly, the charger can come in handy when checking that all outlets are functional.
- 4. Inspection checklist. A checklist, like the one provided below, to ensure the house meets your needs.
Consider this Home Inspection Checklist:
- 1. Inspect ceilings, walls and floors
- 2. Turn on and off every light switch
- 3. Test heating and air conditioning
- 4. Try out the garbage disposal and any exhaust fans
- 5. Test all of the appliances
- 6. Check that doors don’t squeak or wiggle off the hinges
- 7. Test all outlets
- 8. Open and close all the windows
- 9. Check around all visible piping for leaks or cracks
- 10. Run sink and tub water
- 11. Flush toilets
- 12. Test the garage door opener and ensure the accompanying clickers work
- 13. Double check that all included appliances are present
- 14. Make sure all debris is removed from the home
- 15. Look for any signs of pests
Again, a home inspection allows you to ensure the major systems are in good condition and that there are no serious, expensive defects. Home inspections are also a good way to identify repairs to request and to learn about the elements and systems of the house.
